Solution
Considering an investors with thousands of opportunities and prospects, with billions of potential properties to find and evaluate, there must be a network system to deal with this million bits of information. NDAXI is designed by IStartUs to meet the diverse open listing as well as exclusive listing.
The NDAXI process is accomplished through the use of Integrated Analytical Threshold Weighted Logic called (IATWL), a process which closely emulates two agents exploring the possibility of a ?deal?. NDAXI maximizes the precious time of brokers and agents while being extremely easy to use and cost effective. Here is some glimpse of what NDAXI is all about;
- Profile: when you logged on to the network, it asked whether you are a first time user or an existing member. New user is categorized as seller and buyers. Anyone of the user must create profile containing type of property, location and price range, 14 out of 17 categories confidentially, stored in data bank of NDXI.
- Property: As soon as you select the type of property, list of 17catagories open for you to choose from it. The member will be asked to specify the location of property by giving zip code. Price of property is evaluated by, taking exact price of property and buyers range. Program will match 25% above and below the amount. Size of property is gain by setting the closest units to buyers or sellers need. The system will match one number above and one below that number.
- Down Payment: Ask the seller to select percentage of down payment that best represents the minimum down payment available seeking maximum financing. On selection, however the system will take one number and the lesser amount to match the percentage.
- ROI: Represents the member?s needs.
- Cap Rate: For Seller, gets N.O.I (the net operation income), divide it with sales price; dividend is equal to cap rate.
- For Buyers, the program will match any cap rate that is higher than buyer is willing to settle for. It also matches one number down assuming buyer may settle for less.
- Rent Multiplier: For Buyer, program will match any number lower and one higher.
- For Sellers, select number accurately represents GRM based on current annual income of property.
- Financing: Ask buyers, prefer or do not prefer sellers financing
- For sellers, will or will not carry sellers financing.
- Montages: Take preference to take or do not take beneficial montages.
- Lease: Defining the type of lease like if there is no lease, net lease, gross lease, or triple lease.
- Lease Terms: clarifies the duration of average existing lease terms.
- Age of Structure: Life/age of property defines the price.
- Development: Due the age factor, if property needs some king of development to increase the revenue.
- Participation Programs: Offering limited partner program, joint ventures, equity, stock program, lease option or option syndicate.
- Future Potential growth: Prioritize the growth potential that is acceptable to buyer.
- Tax Beneficial Exchange: If the buyers in Tax beneficial exchange 1031, will have to provide the last date to designate your property exchange.
Update Profile:
After profile created an e-mail has been generated containing member?s login, password and confidential code. This allows you to add more property profiles, edit the older ones or View your existing property Profiles.
Search Profile:
The system allows you to search for a perfect buyer/seller for your property.
Seller's/buyers Match:
If the data bank contains your matched investors, it will generate a list that includes code number, type, category, confidential code.
Upgrade Membership:
Since the membership is free till 1st of august 2009, if any of the member wants to upgrade it, annual member is there to follow.
